A Partition Deed divides jointly owned property among co-owners and records the separate shares allotted to each party — including ownership history, property description, share allocation, possession clauses and schedules of the divided properties.
An Exchange Deed is used when two parties mutually transfer ownership of one property for another. Unlike a sale deed, consideration is generally the transfer of another property rather than money — both properties are described in full, along with the parties' rights and terms of exchange.
A Release (Relinquishment) Deed is used when a person gives up their right, title or interest in a property in favour of a co-owner or legal heir — common in family property matters, inheritance settlements and partition arrangements.
A Rectification (Correction) Deed corrects genuine mistakes in an already-registered document — clerical or factual errors such as spelling mistakes, wrong survey numbers or incorrect measurements. It does not change ownership, consideration, or the intention of the original transaction.
